New TOC Apartment Building Proposed for 1855 Westwood – UPDATE

The former STR Auto Repair shop property at Westwood and Santa Monica was acquired in 2017 by Jamison Properties (DBA Westwood Regent, LLC), an investment/development company that recently entered the mixed-use market and has built several major projects in Koreatown, contributing to the “gentrification” of that area.

Late in 2017 the WSSM land-use committee worked with the developer and Midvale residents to develop a reduced-height project with significant step-backs at the upper floors, as well as assurances about maintenance or replacement of mature trees to provide a visual/privacy screen.

However, Jamison recently abandoned that mitigated design in favor of a new project, which will take advantage of Tier 3 incentives under the City’s Transit Oriented Communities (TOC) program, bringing with it more significant impacts on the neighboring residential properties as well as the streetscape.  This latest iteration of the project will be 6-stories/67-feet tall, with 60 units (6 for low-income tenants).  Rear setback has been reduced and the proposed underground parking will extend to the rear lot line – threatening the health of the mature trees  on the adjacent properties.

The project will be the main topic of discussion at a meeting of the WNC Land-Use Committee on Monday, May 27 at 7PM.  AGENDA
