Major Changes to the 2121 Westwood Project

In response to concerns expressed by neighbors during the December 1, 2020 WSSM Board Meeting, developer RBM and land-use consultants three6ixty have made some MAJOR changes to the design of the project proposed for the 2121 Westwood (formerly Wally’s wine store) site.  The main goal was to reduce the scale and visual impact of the project experienced by the homes on Midvale Avenue, directly behind the site.  In addition, the current iteration of the project includes space for retail/commercial uses on the Westwood Boulevard side of the building, to activate the streetscape.

A key feature of the new design is deep tiering of the western façade, pushing the 4th and 5th floor apartments much further back from the homes on Midvale.  In addition, west-facing windows in those 4th and 5th floor apartments are small and positioned 5 – 6 feet above floor level so that tenants cannot  see down into the neighboring properties.

On the zoning front, the developer now proposes a straight density-bonus (SB-1818) project, whereas the original version of the project sought greater density under the controversial (and more developer-friendly) Transit Oriented Communities (TOC) program.
